Why location, location, location should be at the top of your list.

Given Florida’s near perfect climate and year-round beauty, it only makes sense that properties in the Vero Beach area and beyond are in high demand. Therefore, not too often are hunting homeowners able to find exactly what they are looking for: the property AND home of their dreams. Unfortunately, oftentimes it becomes an instance of settling for either one or the other.

As we delve further into the 21st century, trends are moving in and out of style more quickly and therefore spaces and homes date themselves in years instead of decades. While many homeowners choose to combat this with fresh paint and new furniture, some residences require a little more than what the local home improvement store can offer. This in turn relates to what potential homeowners are looking for: the perfect location, which contributes to the high demand and market value for properties in the Vero Beach region. This is crucial to know when getting into the world of real estate because the great part about snagging a great property is that Westmark Construction can make any and all of the necessary changes to your new home to make it that perfect total package you were looking for.

Your Industry Leaders in Space Maximization

As we dabble in both commercial and residential high-end construction projects, our expertise goes beyond basic construction. We study industry trends and stay up to date with what’s in style and how to creatively use the provided space. Roll this all in with client suggestions and requests and many of our job sites quickly become locations of the area’s finest custom homes.

A very interesting trend we’re seeing in the world of high-end residence is the switch from large, grandiose houses to more detail-oriented, smaller square-footage homes. We’ve deduced that many homebuilders are moving away from the traditional thought that bigger is better. Especially when considering location, like southeastern Florida where much of our work is done, the demand for land is so high that it’s simply unavailable for many buyers. Though this land demand isn’t the only factor, we’ve been able to adjust our designs to reflect the needs and wants of our clients.
Some attribute this flux in floorplans to the rising number of older adults who’ve already raised their families and are back on their own. Others say it has to do with the romanticization of city-living and therefore people are requesting smaller spaces that reflect that lifestyle but in their own, preferred location. This in turn challenges our staff to get creative with the more limited space they’re quite frankly not used to working with.

We’ve seen, though, that many clients are not willing to give up the larger entertaining spaces like kitchens and great rooms and at least a moderately larger closet space. Peg this to modern culture, and it all makes sense: people love to entertain and fashion is alive and thriving.
Whether you have several acres to work with or just a fraction of one, Westmark Construction can work with you to make your dream home a reality.

Building Permits for Residential Housing Up in the State of Florida

Sumner Marketing has reported permits for the construction of single-family residences in the State of Florida are increasing. Although there have been "high and low tides" in the number of permits issued, there has been a steady increase over the past few years. Indian River County alone has seen a steady increase. In August 2010, the County issued 28 single-family new construction permits. In August 2015, that number had increased to 42, and market indications are this activity is only increasing. On the national level, the National Association of Home Builders is predicting 1.1 million new homes in 2015. New home construction historically has impacted positively impacted local economies with increased revenues. We are certainly heading in the right direction!
